· Homeowners: Who need to sell their homes. The reason for selling can be because of job relocation, financial difficulty, a house in disrepair, or a whole host of other reasons why they either dont have the time, or havent had success selling their homes utilizing traditional means.
**Special Notice for Maryland Homeowners Facing Foreclosure** On May 26, 2005 Governor Robert Ehrlich signed into law emergency legislation entitled, Protection of Homeowners in Foreclosure. This law took effect the day the Governor signed it. Mid-Atlantic Financial Strategies, LLC, and its affiliated companies does help homeowners in foreclosure by providing foreclosure consulting services as defined in the act. However, as foreclosure consultants we are prohibited from purchasing what the law defines as a, Residence in Foreclosure. If you are the owner of a residence on which your lender has filed paperwork with the courts to pursue foreclosure or are late on your payments, we will be eager to help you. Reconveyances: We do not lease back or reconvey back to the homeowner. In most cases, this arrangement is predatory, and sets the homeowner up for failure. In the few instances when the homeowner can financially afford to lease back and there is a reasonable expectation that the homeowner can repurchase the residence, then it is best for the homeowner not to sell the home. Instead, the homeowner should pursue a forbearance agreement, or loan modification either with or without the assistance of a third party. These options make reconveyances unnecessary.
Foreclosure Surplus Purchasing: We do not purchase Foreclosure Surplus funds. We believe this is a predatory practice, and further believe it is in the best interest of the homeowner to receive all surplus funds due to be able to get a financial new start.
